Signs to watch for

Signs it’s time for a new roof

Most homeowners don’t plan a roof replacement. The roof decides for them. On an inspection, these are the signs that point to replacing instead of repairing:

If the damage is limited to one area, a repair is usually the smarter call, and we’ll tell you that. See roof repair.

Good to know

Warranty and shingles

Every SkyPro roof replacement comes with our 10-year workmanship warranty, written into your contract. It covers the installation. The Owens Corning warranties below cover the shingles.

We’re an Owens Corning Preferred Contractor and a CertainTeed ShingleMaster, so you can choose from both brands. Most roofs we install are Owens Corning Duration, and we also install CertainTeed Landmark PRO.

Owens Corning offers three warranty levels. The higher two are only available through certified contractors like us, and we offer them as an upgrade:

  • Standard: lifetime coverage on the shingles against manufacturing defects, with full coverage (materials and labor) for the first 10 years.

  • System Protection (upgrade): when the roof is installed as a full Owens Corning system, full coverage, including tear-off, extends to 50 years.

  • Preferred Protection (upgrade): everything in System Protection, plus 10 years of workmanship coverage backed by Owens Corning.

We register System and Preferred warranties with Owens Corning within 60 days of your install, so there’s nothing for you to file. If you sell your home, the warranty can transfer once to the new owner (Owens Corning charges a one-time transfer fee).

We also work on cedar shake, metal, TPO and other low-slope roofs, including commercial buildings. Ask us about yours when you book your inspection.

What it costs

How much does a roof replacement cost in North Atlanta?

Every roof is priced on its own, because no two roofs are the same. The main things that move the price:

The way to a real number starts with a preliminary inspection: about 30 minutes on your roof, then we walk you through your options and the price, with no obligation.

Size of the roof

Measured in squares (one square is 100 square feet).

Pitch and shape

Steeper roofs and more valleys, hips and dormers take more time.

Layers to remove

A second layer of old shingles adds tear-off and disposal.

Decking

How many boards need replacing once the roof is open.

Shingle line and warranty

The product and warranty level you choose.

Extras

Like new gutters, skylights or ventilation upgrades.
